A luxury holiday rental with 5 bedrooms and a private pool. Set at the edge of a tropical jungle, in between the trees and under the moving shadows, Boca Paila Villa is a collaborative space that brings together design with the artisanal traditions of the Yucatan region.
Boca Paila Villa includes large common areas, several spacious wrap-around terraces, multiple spaces for indoor-outdoor dining, and five bedrooms with en-suite bathrooms, so it can accommodate up to 10 people comfortably.
Born from the passions and dialogue between a diverse group of designers and artisans, this villa is an embodiment of their collective backgrounds, sensibilities, and philosophies to welcome diverse groups of friends, family, or all kinds of people who wish to experience Tulum like in their own home.
Located on the main Boca Paila Road which crosses Tulum from North to South, Boca Paila Villa offers its guests the most central location possible in Tulum with some of the area’s most famous restaurants (such as Hartwood!) within a short stroll from the villa.
Another benefit to its central location is privileged access to three of Tulum’s top beach clubs at no entry cost nor minimum consumption requirement. One of the beach clubs you may access is located directly across the road from the villa meaning guests can enjoy a fully serviced beach just a hop away from this beautiful property.
Locally sourced Tzalam wood contrasts throughout the house with polished white cement. Kitchen windows open to outdoor dining areas, and a massive 20-person rooftop dining table looks out onto spectacular views of the endless jungle.

The Kitchen doubles as a creative laboratory – with an ever-evolving line-up of visiting chefs from around the world exploring new interpretations of traditional Mexican cuisine.
The menu revels in Mexico’s natural bounty and the diversity of its regional cuisine. Corn, the heart and soul of Mexican culture, has a place of honor in the kitchen. Here, maize is finely ground with a stone mill and prepared using techniques going back to pre-Hispanic times, including ancient forms of fermentation.
